Eugene, OR (February 27, 2014) — Two nationally respected experts in the fields of resort real estate and hospitality brokerage have joined forces to launch Ragatz Sedgwick Realty, Inc. (www.ragatzsedgwick.com) an international commercial brokerage firm focused exclusively on the resort real estate industry. The realty firm facilitates the development, selling and buying of entire resort-oriented developments and provides highly specialized development management services.
Company founders Richard Ragatz, Ph.D. and Grant Sedgwick have accumulated more than 75 years of consulting, brokerage and development experience in the real estate, resort and hospitality industries.
According to Sedgwick, “Our combined experience has resulted in a very complete understanding of what makes a successful resort development, the factors most important to investors, realistic pricing, the location of the best opportunities and the most qualified buyers and investors.”
The new venture responds to highly positive circumstances surrounding today’s resort real estate industry. Added Ragatz, “Renewed investor interest and the highest level of consumer confidence in more than six years are restoring vitality across this sector. Development plans are being revisited, property transactions are being completed, and buyer interest is being restored. After launching the venture only a few months ago, we are already working on 18 sale or financing assignments, six property search assignments and two joint ventures in the U.S., Europe, Mexico and the Caribbean.”
Commercial Brokerage Services provided by Ragatz Sedgwick Realty, Inc. will bring together sellers and buyers of resort-oriented properties, ranging from vacant development land to existing or under-construction projects, to bulk inventory. Properties will include resort hotels, resort condominiums, vacation home projects, resort timeshare and fractional interest offerings, golf courses and ski resorts.
Says Ragatz, “The common denominator for potential clients is the word ‘resort,’ which encompasses traditional vacation destinations as well as urban settings, or wherever people enjoy leisure time activities.”
Development Management Services encompasses site evaluation and acquisition, market and financial feasibility analysis, selection of consulting teams, recruiting, securing land use entitlements, arranging debt and equity capital, engaging contractors, selecting operators, marketing, and sales management that are all part of a successful development process. When circumstances allow, Ragatz Sedgwick Realty will make equity investments in certain projects.
Sister company, Ragatz Associates, provides advisory and consulting services. Founded by Richard Ragatz 40 years ago in Eugene, Oregon, the company has conducted over 2,500 assignments in 48 states and more than 70 countries. Clients include practically every significant development and financial institution in the industry on a global basis. The firm specializes in feasibility analysis, market research, business planning and financial analysis. In addition to his consulting work, Dr. Ragatz was a Professor for 15 years at Cornell University, where he received his Ph.D., and at the University of Oregon. Located in San Diego, California, Tracy Ragatz is Broker of Record and Vice President for Research for Ragatz Associates and Roberta Cordell is Vice President of Marketing.
With offices in Los Gatos, California, Grant Sedgwick has acquired, financed, developed and marketed major real estate projects for more than 35 years.
